Another 2 places that would be cool to use (but possibly not allowed) are:
The top of the bell tower in Alden Hall.
That circular memorial area behind Higgins House/Gardens. Really cool spot if you haven't been there before.

I can say with 97.5% certainty that we will not be allowed to see or enter the tunnel network and/or be in the Alden Bell Tower (the bells don't ring anymore, it's all a recording through a speaker system anyway...)
I don't think using the tunnels as a plot device will help us in any way, as that might lead to people thinking that faculty know about this hidden chamber, but i think we can use the Bell Tower as part of a puzzle / plot device if we craft a class schedule for mystery guy.
For Higgins House, if you're talking about the garden area down the hill from the CC then you're all good. The only place we're not allowed to be in there is the faculty dining room or upstairs (i think). The gardens and swinging chair areas are completely safe.

Higgins House is a great place to do stuff. We could even set up a cult or something there if we wanted to.

Because we're only half as big as a normal ARG group, I'd rather stick to basics and not go all out with creating things that might be hard to implement with the rest of our plans.
I honestly think that just setting up: - That there's a stone chamber under the seal that no one's found yet - That mystery man was a Senior either this year or last year - That mystery man stepped on the seal (possibly at a certain time) and was sent to the spirit realm because he didn't touch Gompei a minute after he stepped on it. - That mystery man can only communicate through technology. - That mystery man needs help from the players. - (possibly) what the schedule of the mystery man was so that we can have players follow what he did on his last day before stepping on the seal.
would be enough. Just a simple supernatural mystery with astrological(?) elements.

One other idea, doesn't exactly have to be done because it's kinda a large shift in our idea.
I noticed we don't really seem to have an antagonist, or a "villain"
I feel like this best friend person would be a good candidate to be the villain because it would be unexpected. Maybe this person wanted the clueless person to step on the seal, so he could trap his soul or something?
I just feel like there should be a certain type of villain that's not so clice and predictable.

We don't necessarily need a villain, but the best friend as a villain WOULD be interesting... Maybe he's manipulating us into completing some sort of ritual.

I dunno, that might complicate things a little... I think in this case, the spirit world/seal is the villain, as that's the thing stopping our mystery guy from graduating.

Okay, so I'm thinking that we start a google spreadsheet and use it almost like an ARG asset list as far as things that need to get done. That way we can keep track of our progress because it isn't long until the rabbit hole goes live.
Also, as far as writing goes we should start a google doc with character descriptions and story beats in detail.
As far as tech and art is concerned, we need to start deciding which social media platforms the characters are going to utilize to connect with the players and also find actors. If we are going to create anything like a Facebook page for these fictional people, we'll need their pictures.
